Risk control may be defined as: "Any Action intended to reduce the frequency, serverity or unpredictability of accidental losses." Through an effective risk control program, accidental losses of property damage and bodily injury can be reduced.
A program developed to maintain the physical components of the housing corporation, Preventative maintenance will address building and other equipment such as the following:
Alarm Hook-ups |
Generators |
Alarm Signal Boxes |
Hoses |
Boilers |
Hot Water Heaters |
Building Entrance Locks |
Patio Condition |
Door buzzer system |
Pull Boxes |
Elevators |
Risers |
Fire Extinguishers |
Self-closing Apparatus |
Fire Pumps |
Smoke Detectors |
Furnaces |
Sprinklers |
The best way to perform preventative maintenance is to determine a schedule of necessary maintenance on the building equipment. P.M. frequency may be outlined by legal codes, local codes or national standards such as "Building Officials and Code Administrators"(BOCA)."The National Fire Protection Association"NFPA) has recommended minimum standards for maintenance(as well as installation) on fire protection equipment.
Your fire department may also have certain requirements regarding P.M. A listing of items to be inspected down a column on the left with a monthly listing across the top of a page will easily assist in the regular P.M. process. Service providers should be added to your own P.M. scheduling. They should be scheduled to assure proper servicing according to contract.
Written records of work performed will aid in following the schedule.
